Update: April 13, 2010... A fair portion of foreclosures have sold within the first few days if not within the first month. It is not too uncommon to find a multiple offer scenario. My advice is to not be alarmed that you have to move quick and be ready as to being knowledgeable on what price you can offer to include an multiple offer scenario. As such, you need not worry about going up against one to two other offers or more because you just have to know whay you would be willing to offer. Personally in these multiple offer scenarios I'd shoot for 10 to 15K below current market value to get your deal and be done with it. Just because there might be multiple offers does not mean the home will go for more than market value. Often many of these other offers are low ball offers in hopes of stealing it. Most often you will not be able to steal something, but you might be more prone to when in a multiple offer secenario, say only one other offer and the bank think both of you are getting the price high enough when the other party is way down there. Then the bank might be MORE willing to let it go at a low price to you. Most often there will be a margin the bank knows full well about, that they will let it go under market value that certain amount because remember, they've had one or many estimates of value done on it, just so they will not way under sell it.

Here, in April 2010, moving forward, I can update you on the supply of St George foreclosures and how it might impact the market along with interest rates that are projected to go up. Foreclosures- Where to Find Them

It used to be that many St. George foreclosures would be available through some kind of exclusive internet site or some with a government auction through HUD housing and the like. A few would be found on the Multiple Listing Service (MLS) through real estate searches found on realtor websites. It appears to us, as we have done some research compiled below, that they are now more commonly available on the MLS rather than on seperate websites that used to "corner that market" somewhat. For example, I could go to one of these "exclusive foreclosure" websites like below and post what are shown as ones available (see the column on the right). Next, I could show you how nearly all are cross-showing-up on the generally held and widely available MLS, also found in your general search on this site, (see left hand column). I have target searched for each listing and found each individual home showing up on the MLS itself- see my example below (I've condensed the applicable ones together off the back end of the MLS).

Now if you were to do a general search here on this website at St George Utah Real Estate, every one of these bank foreclosures above, would show up there, admist the other listings (given you do this at the time this was taken). However, it can be tedious to sort through which are common resales and which ones ARE the foreclosure listings (they say in the remarks or features section of each individual listing). However, there is a way for me, Brian, to separate them all out and email them to you. If you like, just go to the form and fill it out and I will email the batch to you.
