Finding a Home When There is a Shortage on the Market
Periodically, for a number of reasons, the housing market may become very tight, with available homes few and far between. Finding a home under these circumstances can be unnerving. There are things you can do, though, to help ensure your chances of finding a suitable home.
Become pre-qualified is one of the best things you can do. If you are pre-approved, and have your finances in order, you will be able to make a competitive offer when the right home comes on the market.
Another thing you can do is secure the services of a qualified, enthusiastic real estate agent, one who is willing to invest the time and energy to be sure you find your home. Be clear with your agent about your needs, and the home qualities that are important to you. You should also be specific about your realistic price range and the locations that interest you. If your criteria change, keep your agent informed. Your agent will be able to watch for properties that have not yet appeared on the MLS, or listings that may have expired.
If you simply can't find the perfect home, and need to make a move, choose a home that is well built, and one that has good resale value. Then when the market calms down, you will be able to take time to look for that perfect home.
