St George Retirement Communities & 55+

The population of St George is about 85,000 people and 135,000 people in the Greater St George area. The area offers clean air, a low crime rate, milder winters and a wonderful spirit of community.

Located centrally in the west, the area has drawn a mixture of populations, but with a very strong presence involving retiree's and second home owners.

Four Classifications of Adult Communities

The adult communities can be classified here in three to four groups or property types.

  1. First, probably the major share of the group involves mostly smaller patio home or condo/townhouse type dwellings with some shared side yards, a possible club house and one or two scheduled type of activities. The amenities and activities are minimal. A lot of retirees might be social with neighbors, but otherwise are fairly independent in their comings and goings, whether to travel or visit as a second home. A lot of these are snowbirds, but do not have to be, they can be full time residents.
  2. Second, there is only one fully featured 55+ community that has all the amenities, set in its own setting with views and a wealth of activities to go with it.  It is a single family development, but as we would say a Planned Unit Development (PUD). Other single-family 55+ PUD's exist, but they are smaller in numbers and really do fit more of the first property type because they often look identical to the smaller patio homes/condos and match the limited amenities.
  3. Third, you have your park models, modular, manufactured or RV adult 55+ communities.
  4. Fourth, are "retirement like" communities that while, are not exclusive 55+ adult communities still contain a higher percentage of predominant older adult population base. We bring Brian's expertise to the table in selecting those areas that might have a more predominant older adult population. These are conducive toward or lend themselves toward, older active adults lifestyles or the setting has more of a clean yard, lower landscape maintenance and sameness feel throughout. (Brian did eliminate areas that might have worked, but were older homes, thus most lending themselves to higher maintenance.) While, still not featuring all the activities of say, a SunRiver, some of these developments capture some great views as well, which can sometimes be a draw for some retirees. How Being Represented Works

Representation in Active Adult & 55+ Communities

These developments always quote/charge you the same price with OR without your own agent representing you AND cover your agents commission at closing.  So... if you don't introduce your Realtor, which costs you NOTHING extra in these developments, when you first start talking to them, then you will have gone down another road that equals sometimes disaster in not being fully represented. You do that by having the rest of the town to look at or the rest of that development TO KEEP THEM HONEST on price. Remember, the seller always pays the commissions for both sides at closing- so why not have your own agent!? It is the same case for resale homes- see Realtor Commissions.

How are you able to harness the full efforts of your own FREE agent?

They are going to be working for you already by showing lots of resales, all 55+ conducive housing- all of which the seller pays them a commission at closing. By also having your agent help you in the 55+ exclusive areas, like Sun River, on at least their RE-SALE market (if not their new construction too), your increasing the odds they will be paid for their efforts equaling them putting forth the greater effort in your behalf. Often times the Sun River website will rope people into lodging there at reduced charge, but will only tell them once they get there, that in order to get keys they need to sign on the other side of the page a representation agreement that locks you into using them on all of Sun River- for new construction OR EVEN all the resale homes too.  These resales would otherwise be competing with the New Construction in Sun River... and cover your agents efforts in the town at large. Be sure to let them know ahead of time, you'll only accept new construction representation and not the regular resales in Sun River, as part of lodging there [if you plan on covering your agents efforts in the town/resale market at large]. If you tell them up front and assure them you are still  interested in new construction they will honor that.

What can I expect from an agent, until I know I'm moving there? Most Realtors will consult all you want and maybe limit showings to 2-3 homes until they can see a way of possibly being paid without other things getting in the way of that. Once they know you are covering them in the resale market of ALL developments and most new developments, then they are left to show you as many houses you can handle seeing.
